PTS-R12

A low-modulus, water-curable elastomeric membrane that seals interior and exterior surfaces with one product and no mixing.

PTS-R12 is a single-component, 100%-solids waterproofing membrane, adhesive, and coating from the PSI Poly-Tuff line. It cures by reaction with atmospheric moisture, so there is no two-part mixing, no measuring, and no pot-life waste. Roll, brush, trowel, or gun it to the thickness the job calls for and it builds a long-lasting, weather-tight seal that stays flexible through extreme temperature swings.

The chemistry bonds primerless to most common building substrates and grips even damp masonry, which keeps crews moving on real-world job sites. It is low odor and non-gassing, resists dirt pickup, and holds its elasticity from deep cold to summer heat. Use it as a stand-alone membrane, as a high-movement waterproofing layer, or as an elastic adhesive for flashing details and under Flexi-Ply systems.

  • Standards: meets ASTM C-836 and E-96; ASTM C-920 Type S, Grade NS, Class 25; primerless on most substrates; bonds to damp masonry

Where to use

Interior and exterior roofing, concealed waterproofing, under-tile and under-concrete waterproofing, planter boxes, parapet walls, expansion joints, green roofs, pot-hole filling, and leveling of uneven surfaces. It coats built-up roofing, single-ply, PVC, and SBS modified bitumen, and works as a high-movement waterproofing layer where structures flex.

Use it with

Pair PTS-R12 with the PSI Poly-Tuff basecoat, topcoat, and reinforcement systems for a complete waterproofing buildout, or run it under Flexi-Ply as the bonded membrane layer.

What is your return policy?

We do not accept returns. If your order arrives damaged or we shipped the wrong item, we replace it free of charge. Report it within 48 hours of delivery with clear photos or video, and approved replacements are issued within 7 to 10 days. Manufacturing defects are covered separately under our Limited Warranty.
