Three ways a Miami job gets its material
We do not keep a store in Miami and we do not run our own delivery truck. The counter is at 2201 N Andrews Ave, Suite 108, Pompano Beach, which is about 33 road miles north of downtown Miami, up I-95 for nearly the whole run. That distance decides how most Miami crews buy from us.

UPS Ground to the job or the shop
For resin kits, flake boxes, pigment and tools, shipping usually beats the drive. Free UPS Ground on orders over $150. Under that, ground is charged by weight and you see the cost before you pay. For a high-rise job, ship to your shop or yard, not the tower. A building with a dock schedule and a doorman is a bad place for a carrier to leave pails.
Freight for pallets and machines
Grinders, dust collectors and palletized orders move by freight and are quoted per job. In Miami the quote turns on access: a freight elevator you have to reserve, a dock height, a garage entrance with a low clearance bar. Tell us those before we quote, not after the truck is sitting on the street.

Miami is a concrete city. A large share of what gets coated here sits inside or under a concrete tower: parking podiums, balconies, pool decks over a garage, lobbies and the service floors behind them. The rest is the working city around it, restaurant kitchens, auto repair bays, warehouses near the airport and the port, and a lot of single-family garages. These are the floor types we get asked about, not a list of our jobs.

Towers, salt air and the 30-year inspection
The milestone inspection brings the concrete work forward
Florida's milestone inspection law, Section 553.899 of the Florida Statutes, covers condominium and cooperative buildings three habitable stories or more. The first inspection is due by December 31 of the year the building turns 30, or turns 25 where the local enforcement agency decides conditions such as proximity to salt water call for it, then every 10 years after that. In a city with this many towers, that puts a steady line of garage decks and balconies through structural repair. The coating goes on after the engineer's repair, never instead of it.
Salt air is a prep problem first
A slab a few blocks from Biscayne Bay or the ocean has chloride on the surface and in the pores. Coat over it and the bond suffers. On a Miami garage or balcony the prep is a mechanical grind to open, clean concrete, followed by a proper wash and a dry slab, before anything goes down. Where the floor sees sun, the wear course has to be UV stable, because a clear epoxy ambers in direct light. That is what our polyaspartic and polyurethane topcoats are for.
Suspended decks move, so they need a membrane
A balcony or a pool deck over a garage flexes with heat and load, and epoxy over a moving crack splits with water following it into the unit below. Those decks take an elastomeric membrane. Our deck waterproofing page walks through every layer.
Permits in Miami-Dade
Deck waterproofing and the Miami-Dade Notice of Acceptance
Miami-Dade County is in the High-Velocity Hurricane Zone. The Florida Building Code defines that zone as Broward and Miami-Dade counties, and it is why a Miami-Dade Notice of Acceptance matters on a deck permit here.
The PSI line we carry includes the components of the Flexideck C-WD waterproofing system from Polytuff Systems International, which holds Miami-Dade County, Florida NOA No. 25-0604.15, expires 03/06/2031 (March 6, 2031). The NOA states that the system is designed to comply with the Florida Building Code including the High Velocity Hurricane Zone of the Florida Building Code, on concrete decks, to a maximum design pressure of -502.5 psf. It covers the assembly as a whole, not any one product on its own. It names Top-Shield 5600EF as the top coat, P-Tuff Classic as the base coat, and Enviro-Grip primers; our Enviro-Grip EP#2SC is the low-VOC grade of the Enviro-Grip #2 primer.
The NOA requires the work to be done by a contractor licensed for roofing and waterproofing who is a Manufacturer Trained Qualified Applicator of Polytuff Systems International. Latux is on the Polytuff Systems International approved applicator list, so the company that supplies the system can also install it in Miami-Dade. The full Notice of Acceptance is available on request, and a rep specifies every deck job.

Most of what we sell for Miami floors is put down by the contractor who bought it. Our material has gone to every part of South Florida, Miami-Dade included, and into every kind of space: garages and garage decks, balconies and pool decks, restaurants and restaurant kitchens, freezers, warehouses, showrooms and other commercial space.

On an occupied tower, tell us the hours the association allows for noise and fumes and whether the garage has to stay open while we work. Those two answers set the schedule.
