Deck waterproofing vs an epoxy deck coating

Epoxy is rigid. That makes it good on a warehouse slab on grade and wrong on a suspended deck. A balcony, a pool deck over a garage, a roof deck or a parking level moves all day with heat and load. Put a hard coating over a crack that moves and it splits in a straight line, and water follows the split into the room below.

A waterproofing membrane is elastomeric. Contractors call it a traffic coating, an elastomeric deck coating or a liquid waterproofing membrane, and they mean the same family of products. It stretches with the deck and comes back: P-Tuff Classic lists 675 ± 50% elongation, B-Tuff 308 lists 800 ± 100%, and the Top-Shield 5600EF top coat lists 450%.

So ask first what is under the slab, as our parking garage floor coating page does. On grade, you want a coating, and our commercial flooring systems cover it. With a room or a garage underneath, you need a membrane.

How it is built

Inside a deck waterproofing system, layer by layer

Every PSI traffic coating is a system, not a single pail.

1. Prep

The P-Tuff Classic page calls for 3,000 psi minimum concrete profiled to ICRI CSP 2-3, normally with a floor grinder. Where grinding dust is not an option, B-Tuff Etch is a non-acid profiling concentrate: 150 to 200 sq ft per gallon light duty, 50 to 100 heavy, then power wash and dry.

2. Primer

Enviro-Grip ep#2sc is the two-component epoxy-polyamine primer for medium to heavy traffic and metal flashings, 300 sq ft per gallon at 4 ± 1 dry mils. Enviro-Grip PUR#5 is one-part, for light-duty and pedestrian decks. Enviro-Grip 405Fc is the moisture barrier primer. Enviro-Grip WBs is the low-odor waterborne option, and Enviro-Grip WBM is for asphalt.

3. Cracks, joints and flashings

Decks leak at the details, so they go in first. PTS E-101 is a one-part sealant tested to ASTM C-920 Class 25. Max-FD Tape is a 300% multi-directional mesh tape set into about 10 mils of wet base coat. Tie-Tex 325 reinforcement fabric goes into the wet membrane at seams, corners, drains and penetrations, or across the whole field; one roll covers about 1,080 sq ft before laps. PTS-R12 handles details, planters and parapets at 30 mils minimum.

4. Base membrane

The waterproofing layer, and in this line it is a polyurethane deck coating or a polyurethane hybrid. P-Tuff Classic is one-part and water-catalyzed, and goes on from a feather edge to 3 inches in one pass, so it also fills ponding. B-Tuff 302 NG is the economical base, 50 to 60 sq ft per gallon per coat. B-Tuff 308 is two-component, with a pot life of about 10 minutes at 75°F and application down to 20°F. T-Shield WC 100 is for below-grade, between-slab, planter and plaza deck work, 60 dry mils minimum on concrete. None of them is a wearing surface.

5. Aggregate

Arena Silica 16-30 is broadcast into the wet base coat at 20 lb per 100 sq ft until the surface refuses it, then vacuumed once dry. That texture is the slip resistance, and the Notice of Acceptance requires a non-skid surface on pedestrian areas, plaza decks and balconies.

6. Top coat

Top-Shield 5600EF is the two-component aliphatic top coat for pedestrian and heavy-duty vehicular decks: 14 ± 2 dry mils at about 100 sq ft per gallon, cures in 2 to 4 hours, 72 hours before heavy or vehicular traffic. Top-Shield ALP 150 is one-part, with a Solar Reflective Index of 90, and also reseals a sound existing urethane deck. Topshield M1 Gloss is a one-part high-gloss finish. P-Tuff Catalyst, Insta-Thick and Color Pack Paste adjust cure, body and color.

Prep, moisture and the flood test

Concrete age and moisture

The NOA wants new concrete cured 14 to 28 days. T-Shield WC 100 is the exception, listed for green concrete 24 hours after the pour. P-Tuff Classic is not for on-grade or below-grade slabs or hydrostatic conditions. Test the slab first. Enviro-Grip 405Fc is the PSI moisture barrier primer for a slab that fails the test, and its coverage is set by the reading.

Weather

Keep the slab at least 5°F above the dew point and rising. P-Tuff Classic cures in about 4 hours at 75°F and 50% relative humidity and recoats in 2 to 24 hours. Plan each coat to be closed before the afternoon storm.

The flood test, ASTM D 5957

A flood test holds water on the finished membrane while the space below is checked for leaks. The NOA requires one, with water held longer than 24 hours if required. It is a field test the contractor owes the job, not a product rating.

What is the difference between deck waterproofing and an epoxy deck coating?

Epoxy is rigid and cracks along any joint that moves. A waterproofing membrane is elastomeric and stretches with the deck. If there is a room or a garage under the slab, you need a membrane with a top coat.

Can PSI waterproofing go on a pool deck?

Yes, with the right build, and a rep specifies it every time. P-Tuff Classic is ruled out for pools without the correct Enviro-Grip moisture primer. The Miami-Dade NOA does not mention pools.

What does Miami-Dade County, Florida NOA 25-0604.15 cover?

The Flexideck C-WD waterproofing system on concrete decks, expiring 03/06/2031, designed to comply with the Florida Building Code including the High Velocity Hurricane Zone, to -502.5 psf. It covers the assembly as a whole, not any one product.

How thick is a deck waterproofing membrane?

In the NOA assemblies, P-Tuff Classic goes on at a minimum of 32 ± 2 dry mils under a top coat, or 40 ± 2 under porcelain tile. Topshield 5600EF adds a minimum of 14 ± 2 dry mils.

How long before I can drive on a waterproofed deck?

Top-Shield 5600EF cures in 2 to 4 hours, and its page says to allow 72 hours before heavy or vehicular traffic.
